Chipseal
Chipseal is a durable road surface treatment that combines asphalt and crushed stone, providing a cost-effective solution for improving road conditions. It enhances road grip and extends the life of the pavement, making it a popular choice for maintaining low-traffic roads.
So Why Doesn't Everyone Use Tar & Chip Seal?
The number one problem with Tar & Chip Seal is hardly no paving contractors still install them. You will have trouble finding a paving contractor that still installs them. You will have trouble finding a contractor in the phonebook who even knows what Tar & Chip Seal is let alone can install it. Here is why; Using tar as a binder requires warm temperatures for the tar to remain tacky. This limits the paving season during which CHIP SEAL ROADS can be laid. Asphalt manufacturers realized several decades ago that by mixing road materials at their plants rather than onsite they could extend the paving season. Since they could control the temperatures within their plants. Today that is what paving companies do. They mix asphalt at a hot mix plant and transport it to the job site. But chip seal was the original way they did all roads, driveways, streets and parking lots.
Chip Seal Driveway
Chip seal is a great residential driveway paving option because it does not need as much maintenance as a usual blacktop asphalt surface and comes in at a much lower price. It is both long-lasting and cost- effective, making chip seal an attractive method for residential driveway paving for many customers.

Tar-and-Chip Driveway
Tar-and-chip driveways are attractive and have been used for over 100 years to resurface driveways. Tar and chip are virtually maintenance-free. They are less expensive than asphalt and are available in many colors and shades of stones.
- STEP 1: Tar and chip can be applied right over an existing base, such as blacktop, concrete or gravel.
- STEP 2: First, a 1/4-inch layer of hot liquid asphalt (tar) is applied on top of the base. This liquid binds the base to the stone chips and acts as a water seal.
- STEP 3: A layer of loose stone is then spread over the hot tar and raked to cover.
- STEP 4: The stones are embedded into the tar with a rolling machine.
Chip Seal: A Durable and Cost-Effective Roadway Surface Treatment
A chip seal is a roadway surface treatment that consists of a layer(s) of asphalt binder (hot or emulsion) with a layer(s) of embedded aggregate. Chip seals provide a new skid resistant wearing surface, stops raveling, seals minor cracks, and retards further deterioration of the existing roadway. Chip seal
binders can be polymer modified as well to improve aggregate retention and provide for a quicker return to traffic.
CHIP SEAL RESIDENTIAL DRIVEWAY
Though a Chip Seal Driveway or Tar & Chip Driveway might not be familiar to you, you almost certainly have seen driveways and roads built this way. Or maybe you know it by another of its names: chip-and-seal, seal chip, macadam, or liquid-asphalt-and-stone. Whatever the name, it may not be the first thing that comes to mind when you think driveway. The more common choices are materials such as concrete, gravel, pavers or asphalt.
But just because you may not have heard of tar-and-chip before doesn’t mean you shouldn’t consider it. You’ve almost certainly driven over miles of tar and chip roadways and parking lots. It’s a good driveway choice for those wanting to keep costs down.
A tar-and-chip driveway is a low-cost alternative to asphalt, offering a more solid surface than plain gravel. It also has a rough texture, which makes for much better footing when wet or snow-covered, compared to poured concrete, which can be slippery.
The expression “tar-and-chip” is a shorthand term that refers to a paving surface made from asphalt (liquid form) and stone.
How Sealcoating Extends the Lifespan of Asphalt Surfaces
Protection against Weathering
Sealcoating protects asphalt from harsh weather conditions such as UV rays, rain, snow, and freezing temperatures. It prevents structural damage and reduces weathering impact by creating a protective barrier that prevents moisture penetration.
Prevention of Oxidation
Asphalt loses flexibility as it ages due to oxidation. Sealcoating protects against UV rays and oxygen exposure, slowing the oxidation process. This preserves pavement flexibility and prevents premature deterioration.
Sealant for Cracks and Small Damages
Sealcoating addresses minor damages like small cracks and hairline fissures on asphalt surfaces. It prevents water infiltration and stops the cracks from expanding due to the freeze-thaw cycle, which can lead to larger issues like potholes.
Enhanced Durability
Sealcoating shields asphalt surfaces from damage caused by traffic and heavy loads. It provides a durable, smooth surface that can withstand friction, reducing the risk of cracks and other surface damage.
Cost-effective Maintenance
Sealcoating is a cost-effective maintenance strategy for asphalt surfaces. Regular application can extend the lifespan and reduce the need for expensive repairs or replacements in the future.
Resistance to Chemicals and Fluids
Automotive fluids like gasoline and oil can weaken asphalt surfaces. Sealcoating provides a protective layer that resists substance penetration. It minimizes damage and extends the pavement's life.

How is Professional Sealcoating Done?
Preparation
The surface to be sealcoated is thoroughly cleaned to remove any dirt, debris, and vegetation. This may involve using power blowers, brooms, or pressure washing for more stubborn stains.
Repairs
Any existing cracks, potholes, or other damages are repaired before the sealcoating process begins. This ensures a smooth surface for the sealcoating material to adhere to.
Edging and Taping
The edges of the area to be sealcoated, such as sidewalks or curbs, are carefully taped off to ensure clean lines and prevent any unintended overspray onto adjacent surfaces.
Application of Sealcoating Material
To achieve a uniform coating, professional-grade sealcoating material is applied to the prepared surface using various methods like spray or squeegee application, or a combination of both.
Multiple Coats
To achieve the desired protection level, multiple coats of sealcoating material may be required. Each coat must dry before applying the next one, usually within 24-48 hours.
Curing Time
Sealcoating needs time to cure after the final coat is applied. The duration of curing varies based on weather conditions, but it usually takes 24-48 hours for it to harden completely.
Line Striping and Markings
If required, after the sealcoating has cured, line striping, pavement markings, and any necessary signage are applied to the freshly sealcoated surface.
